Let’s Talk About Flood Insurance in the Florida Keys

Flood insurance has to be one of the most misunderstood topics in Florida Keys real estate.

Honestly, some buyers are more nervous about flood insurance than they are about the actual house they’re buying.

And I get it.

Before people move here, they hear all kinds of stories. Someone knows someone who pays a fortune. Someone else heard flood insurance doubled overnight. By the time buyers start looking at homes, they’ve usually convinced themselves it’s going to be a disaster.

Most of the time, it isn’t.

One of the first things we explain at Berkshire Hathaway HomeServices Keys Real Estate | Knight & Gardner Realty is that flood insurance is not one-size-fits-all. Two homes can be a few streets apart and have completely different premiums.

Why?

Because flood insurance isn’t based on an address alone. Elevation matters. Construction matters. Flood zones matter. The age of the home matters.

That’s why blanket statements about flood insurance are usually worthless.

The phrase we hear all the time is:

“How much is flood insurance on this house?”

The honest answer is always the same.

“Let’s get a quote and find out.”

Because that’s the only answer that actually matters.

The good news is that many buyers are pleasantly surprised once they get real numbers. They’ve spent weeks reading scary stories online, only to find out the property they’re considering is nowhere near as expensive to insure as they expected.

Does flood insurance matter?

Absolutely.

It’s part of owning property in the Florida Keys, just like boats, hurricanes, and arguing with your friends about where to get the best fish sandwich.

But it shouldn’t be something that scares people away from owning here.

The key is understanding it early in the process instead of waiting until the last minute. We always encourage buyers to get insurance quotes before they get too far down the road because it’s one of the easiest ways to remove uncertainty from the decision.

And honestly, once people live here for a while, flood insurance becomes just another part of Keys life.

Nobody moves to the Florida Keys because they’re excited about insurance.

They move here because they want to be on the water. They want to boat on a Tuesday afternoon. They want to watch sunsets from their backyard and spend more time outside than inside.

Flood insurance is simply one piece of the puzzle.

The lifestyle is the reason people stay.
